No Manufacturers Signed Up For The State Requirements

The new administrative state rules for tiny homes went into effect on July 1, 2023, for tiny homes on a permanent chassis that are required to be on a foundation and hooked up to utilities and can be lived in full time, however, there has not been one manufacturer that has signed for the new administrative rules. 

After months of discussion, Bayfield, Colorado came up with a great solution to offer tiny home residents of Bayfield to be permitted legally. The first option is to follow the new administrate rules and the second option is a Tiny Home Recreational Vehicle that is built on a trailer.

I applaud the city for offering an alternative to the new administrative rules. Bayfield is in La Plata County and the county also has two solutions for tiny homes.

Recreational vehicles are typically constructed to the Recreational Vehicle Industry Association (RVIA) standard,
mounted on a moveable frame, and may be block set to County standards or placed on a permanent foundation. Once
use and occupancy of an RV exceeds 90 days recreational vehicles must comply with all land use and building code
regulations of La Plata County.

Sec. 18-37 Tiny Homes

Definitions

EGRESS ROOF ACCESS WINDOW. A skylight or roof window designed and installed to satisfy the emergency escape and rescue opening requirements in Section R310.2.

LANDING PLATFORM. A landing provided as the top step of a stairway accessing a loft.

LOFT. A floor level located more than 30 inches above the main floor and open to it on at least one side, with a ceiling height of less than 6 feet 8 inches, which is used as a living or sleeping space.

TINY HOME. A dwelling that is 400 square feet or less.

THOW.  A Tiny Home on Wheels.

  1. I.
    Scope.  This section shall be applicable to tiny homes used as single family dwelling units. Tiny homes shall comply with this Code except as otherwise stated in this section. This section only applies to tiny homes and cannot be applied to other residential units in La Plata County.
